Finished interior of 3rd floor

Here are the completed 3rd floor walls.

I included the first and second floors to show how the tower stacks up and the relation of the windows to each other.

Interior of hotel - 3rd floor
by LionkingCMSL on DeviantArt

I decided to start building the interior of the hotel in 3D to see how it really looks.
I had already done the first and second floors, mostly, so I had to get cracking on the guest floors.
This shows, in wire-frame, how it is coming together. I need to put the service elevators and service area walls in now.

I am also playing around with Vue to do a short fly around of the hotel. The learning curve is not that hard, for the camera, but it is there.

I'm seriously thinking about doing the video and possibly pitching on Fund Anything or GoFundMe. 85 million is a long shot, but it is worth a try.

about the efforts to get my hotel built, and it is a no-go. :={

Here is the e-mail I just got:
Hi Don,

The folks at JP Morgan said that your hotel wasn’t a good fit for their fund. They are not doing hotel investing at this time.

Sorry and good luck getting your hotel built,

Nick

I had a good feeling too.
Well, nothing ventured nothing gained. The one bright spot is Nick is a VIP with the AP, and he has many contacts.

I am looking at this realistically and know I haven't lost anything other than time.

The web site going live has no importance other than to show that it is a legitimate company.

I am closer to obtaining funding, but nothing definite as of right now. I have not won the lottery, yet.

I have some promising investors, who will blow your mind when you find out who they are. "The Donald" is not one of them.

So the web site is to show that The Pullman Hotel, LLC is still something I am pursuing as time allows.
lionkingcmsl: (Hotel)
The Pullman Hotel, LLC's website is now live and on the air. :=3

I did this to forestall any legal action from the Accor Group who owns the "Pullman" chain of hotels in other international markets. Being they are not located in the U.S. I have rights to the name. :=3

Visit the website at http://www.thepullmanhotel.com/ and let me know what you think. :=3

The Pullman Hotel - room
by ~LionkingCMSL on deviantART

A re-do of a room in The Pullman Hotel.

This time the windows are correct. They start one foot off the floor and run to one foot from the ceiling, for a total height of eight feet. The drapes are closer to what I envision, too.
The ceiling is actually white, though it looks grayish in the render.

Well, if the Shark Tank people say, "Yes", then I will be appearing on ABC's Shark Tank.

This is an effort to get investors for The Pullman Hotel, LLC.

One thing I have not been able to determine is where the program is filmed. I'm hoping in New York. Orlando may be a possibility, as it is done with cooperation with Sony. LA would be a trick to get to, but I would pull it off some how. Of course if they tape a show in either Atlantic City or Philadelphia then I'm in like flint. :=3

This is an updated render showing two different door styles.

The pair on the left is my original design. The pair on the right reflects comments from my architect consultant, regarding size, and me taking quick measurements of the actual doors at 30th St.

After looking at the render I do believe the actual doors are the size on the right, even though I didn't have a chance to do over all measurements.

Updated lobby render
by *LionkingCMSL on deviantART

Here is an updated render of the lobby. The doors are now very close to the actual doors at Amtrak's 30th St. Station in Philadelphia.

At the urging of my architect consultant I changed the doors so they are larger.

Hotel Entrance Doors
by *LionkingCMSL on deviantART

Entrance doors for the Pullman Hotel.
This is just one set of double doors of many. They are very loosely based on the doors at Amtrak's 30th St. Station in Philadelphia. Each leaf is 3' wide by 7' tall.

Doors modeled in AutoCad 2000, Victoria by DAZ3D and posed in Poser Pro 2012. Rendered in Vue 10 Esprit

The Pullman Hotel lobby
by *LionkingCMSL on deviantART

Here is a Poser version of The Pullman Hotel's main lobby.

The view is from the second floor elevator lobby looking towards the main entrance.

I still have to add details to the doors, but this gives you pretty good idea of how the lobby will look.

The statue is a twice life size of George Pullman holding a model of his "Pioneer", his first sleeping car.

There were 12 actual voters. The 13th one was me, and I didn't vote.

While the raw numbers are visible, I figured it would be interesting to see how the numbers broke down in percentages.

Poll Results
Item # of Votes %
Inexpensive hotel restaurant that has good food 11 91 2/3
Understanding Management 8 66 2/3
Large and Inexpensive Rooms 7 58 1/3
No Fee ATMs 6 50
Plenty of Lobby Seating 6 50
Coffee Kiosk 5 41 2/3
Cigar Bar 4 33 1/3
Full Featured Business Center 3 25
Package Ship Center 3 25
High Speed Elevators 3 25
Game Room 3 25
Pool/Whirlpool 3 25
Hobby Shop 3 25
Mini-Golf 1 8 1/3
Sauna 1 8 1/3
High Speed Internet in Rooms 1 8 1/3
Internet Kiosk 1 8 1/3
In-room Fridge 1 8 1/3
Properly Maintained Pool and Whirlpool 1 8 1/3

These received no votes: barber shop, spa, exercise room, executive 9 hole golf course, driving range, indoor water park, outdoor water park, and the train ride.

I am sort of surprised that the restaurant option didn't score 100%.
With me as the owner you can be sure that the management would be very understanding. ;=3

I disregarded a certain scuba-diving tiger's remarks, because they were silly. ;=3
Also disregarded were the double votes for "Understanding Management". That second option was left there by accident.

So, it seems the features I have incorporated in the hotel would be used by furs, for the most part.

Hmmm. Maybe I should print up a survey and have them at AC. I'll have the proposals there anyway. Would be neat to see what furs want at a hotel.

Hotel lobby
by *LionkingCMSL on deviantART

I'm in the process of creating the entire The Pullman Hotel in 3D.

This being done so I can update the business plan with better images and have the correct front view.

This is a partial lobby scene; the second floor is missing, as well as seating. It shows how the elements come together as well as the statue and water feature.

Vue let's me do 3D text, so the signage is in place.

The camera is located at the far right door of the main lobby and is pointing at the front desk, showing the clean sight line. No hidden front desk at this hotel!. :=3

Hotel Room re-dux

The hotel room again. This time I included a human to show scale. I also fixed the curtains; as they were "backwards" yesterday. I also included a few more items to clutter up the room a bit. I added a bit of texture on the walls and ceiling.

This was rendered in Poser Pro 2012, which, surprisingly, did a better job than Vue 9 Esprit. :=/

the hotel development company and it's not good news. :={

From the e-mail:

Don,

Thank you for sending us a package on this project. I am sorry to say but at this time we would not be interested in pursuing this project. Best of luck with this.

Name Redacted

So, I'm off to find another company or investors. I'm not giving up.
lionkingcmsl: (Andrea-body)
Well, here is an update on the hotel.

I have now what can be called a business plan. I've showed it around and one comment I heard was, "I've seen business plans from professional investment firms that weren't as detailed!" Well, that's a good sign.
People are interested, but no takers. I've talked to people in the Malaga area and they think it is a great idea. "We need a hotel here. There is no place to stay when people are visiting." was a frequent comment I heard. They didn't flinch when I told them the scope of the hotel or showed them the renderings. In fact people thought the design "looked good". So I would say that the residents are okay with the idea, so far.

The Pullman Hotel, LLC is an actual company now, headquartered in my house for the time being.

I have also contacted a hotel development company, in Maryland, for what they would need to consider developing the hotel.

So hang on to your hats, the railroading lion will probably own a hotel. :=3

Question

Oct. 29th, 2009 05:57 pm
lionkingcmsl: (Andrea-body)
Most of you know that I'm designing a hotel.

I would like to see it built.

My question is does anyone know of any one who would like to invest in such a project? I'm not talking chump change here. I'm talking about $65 million to do it.

I have a business "outline". I really can't call it a business plan as I have never written a business plan in my life. I also have done some preliminary calculations out to 10 years on income and expenditures. Using those numbers I am looking at between 10 and 15 years to recoup investment.

All I can provide is the idea, local liaison and preliminary designs and ideas.

So that is the question: does anyone know of any one who would like to invest in a prospective hotel project? Only serious minded people needed.
