We had the house and septic inspection done today.

While the house came away with some problems, which was expected as the house is over 60 years old, there were no red flags.

The septic system, however, came up with a big red neon light along with the flag. :={

It seems the system is too small for the house. We need a 1000 gallon system, preferably 2000 gallon, and the existing one is less than 600 gallons. :={

This could be a deal breaker unless the seller is willing to work with us on getting a new system put in, or reducing the price so we can put one in.

This can also affect the settlement/moving in date. There is a way for us to settle and move in before the system is updated, but it will get costly.

Why not get a new system put in before settlement? Well, because of our lovely county it will take between 1 - 2 months before the paperwork is ready to start the new system.

So please keep thinking good thoughts, so that we can overcome these last obstacles and we can move in when we want.

Usually septic system size is based on the number of bedrooms in the house. Any chance you can designate a room or two being something other than a bedroom?

That's the fly in the ointment.

We did find, however, that while our house is being sold as a three bedroom house, it is actually a two bedroom house. This small change may allow us to slip in with the smaller system, at least temporarily.

the rule is that for a room to be a bedroom it must be separate and have a structural closet accessed from that room. The master bedroom meets that requirement, as does the middle room upstairs, which will be used as an office. One of the other two rooms, upstairs, has a closet, but it also has a staircase leading to it, so not a bedroom legally. The last room is totally separate, but has no structural closet accessible from that room, so, again, legally not a bedroom.

You could allways install a reed-bed filter system, or other grow-bed system. Basicly running the blackwater sewage trough the roomsystems of lots of plants. Cleans the water up and feeds the plants very nicely.
You're not allowed to do it in the UK, because you're not allowed to do sewage filtering on domestic sites, but since all the Earthship projects in the USA use it, I suspect that you're allowed to.

I don't think Gloucester County, or the state of New Jersey would allow it. Franklin Twp. probably could care less, but those two other governing bodies do.

The reed bed system is an experimental system, IIRC, and requires all sorts of variences and they probably would take months, if not years, to get, if at all. :={

Er... that's a tough one.. mainly because in one or two months it could either get worse off by inspection standards or.. well... lets not go into details.


Would it be possible to order it from elsewhere and have it done in less time? [Not even saying "cheaper" as getting a new septic tank just ain't cheap. c`.x;]

It's not "ordering" that is the problem, but our lovely county wants things done their way and that is what takes time. ;=/
